Located in a vibrant New Jersey neighborhood, this 26-unit boutique apartment collection represents a sophisticated blend of industrial legacy and modern luxury. PA Home collaborated closely with developers to deliver a turnkey cabinetry and furniture solution that balances “homey” warmth with “metropolitan” sleekness.

The project aims to provide residents with a “Boutique North America” lifestyle—where every detail, from the wood grain on the cabinets to the layout of the kitchen island, is engineered for both aesthetic pleasure and daily functionality.

"Transitional Modern" Elegance

1. The Open-Plan Kitchen

The kitchen serves as the central hub of these New Jersey units. We implemented an open plan kitchen design adopting the highly popular “Transitional Modern” style, which perfectly balances clean minimalism with organic warmth.

Classical meets Modern

In this sweeping view, the historical Gothic windows engage in a stunning visual dialogue with the minimalist modern cabinetry. The deep open layout allows sightlines to extend directly through the living room, anchoring on the architectural windows. Dark wood tall cabinets on the left integrate perfectly, while a vintage console piece bridges the modern-classic divide.

Dual-Tone Harmony

This Boutique North America kitchen design utilizes a striking pure white and walnut dual-tone approach. The classic L-shape layout with a center island forms a highly efficient “golden triangle.” Staggered high-low storage stretches white Matte/Soft-touch upper cabinets to the ceiling, combating fingerprints and adding a diffused-light premium feel. Lower warm wood cabinets utilize a textured wood-grain finish (melamine or wood veneer) with an Engineered Quartz countertop.

The island is more than a prep station; it’s an architectural design statement and a physical partition embodying the “Social Kitchen” concept.

Geometric Aesthetics

From a frontal perspective, vertical pendant lights and rectangular architectural cuts create a minimalist geometric aesthetic. The outer-facing side of the island features a continuous vertical wood-grain finish, hiding internal structures so it resembles an independent modern furniture piece. Notice how the backsplash uses the identical quartz material, eliminating grout lines for a seamless, high-end look.

Appliance Integration

Concentrating the largest appliances, like the refrigerator, on the far wall ensures the primary workspace remains unbroken and naturally lit. The tall pantry units showcase impeccable flatness and edge-banding in the dark wood panels (with zero black glue lines).

Functional Partitioning

Viewed toward the living area, the island discreetly houses a stainless steel sink and a built-in dishwasher on its inner “working” face. This creates a striking material contrast of sleek steel against warm wood grain. Along with multi-layer wide drawers with integrated handles, all culinary chaos is hidden from guests in the living space.

Embracing the sloped ceiling, we wrapped the structural beams in dark wood veneer, creating a bold contrast against white walls—delivering a resort-like or penthouse loft feel. The bed directly faces sliding glass doors for ultimate natural light.

Bedroom Storage

As part of the modern bedroom design ideas, a handsome dark-wood 6-drawer dresser sits centrally. It acts as a TV stand and the primary solution for folded clothing, complementing the room’s hidden floor-to-ceiling wardrobes.

Material Durability

PA Home utilized highly weather-resistant faux-teak metal furniture frames topped with waterproof, UV-resistant light grey high-resilience cushions. Accented by staggered planters and slip-resistant coated flooring, it serves as the ultimate gathering space overlooking the New Jersey skyline.

Taking advantage of the sloped roof and abundant natural light, the bathroom layouts wrap vanity and toilet zones in a U/L-shape. A floating/floor-standing vanity with handleless drawers sits beneath a geometric integrated basin that reflects light beautifully opposite the marble-look floor tiles.

In the secondary bathrooms, efficiency is key. Aligning the sink, toilet, and tub in a straight line optimizes plumbing and saves space.
